Holmes St. Clair Lower North Shore Property Update for September 2023

As we enter Spring, we look back at the results achieved over the Winter period with surprise. After months of increased interest rates, we did not expect to see buyer demand as strong as what we have witnessed. This has kept increased stock levels in check, creating a hotter market than we anticipated and setting new benchmarks for property values for owners.

Some notable Wollstonecraft sales in the past month are as follows: 6/8A Gillies Street, 19/2 Lamont Street, 10/6 Belmont Avenue, all of which were either building or street records.

The average time on the market for our properties this winter is 22 days.

As we approach spring, we have seen an increase in property appraisals. There are certainly increased financial pressures out there for individuals heavily exposed. However, we now see this as a positive time to sell, given the strength of the buyer demand.

Naturally, spring will bring more stock to the market and allow buyers more choices for properties to live in or invest in.
